Before you list your house for sale, consider the best way to sell your house: professional home staging. Proper home staging can mean less time on the market and more offers. Smoky Mountain Realty is here to help you with professional home staging to maximize your home sale.

Look at staging your home as creating an "image" for your property similar to what a manager would do for a popular politician. Just like creating a style attracts more positive publicity to a public figure, staging makes your house more attractive on the market.

Preparing your house to sell doesn't have to be a problem. It can actually be a great time to let your creative juices flow. Together, we'll work to get a high bid for your property. Start with this home staging advice and you'll see that your house sits fewer weeks on the market after listing:

Curb Appeal

Curb appeal is your first chance to make a great first impression on buyers from a street perspective. The pluses and minuses that jump out at buyers form their first thoughts about your home and how you upkeep home's regular maintenance. Understanding this assists us in deciding what plan of action we can use to attract buyers from the street and into your house. If your home isn't at its best on the outside with retouched paint and colorful greenery we'll need to tackle those issues. Refer to the Curb Appeal Checklist and boost your house's final selling price.

Curb Appeal Checklist:

  • Is the roof free and clear from obstructions and moss?

  • Are the gutters clear and neatly hung?

  • Are the windows clean and free from obstructions (such as overgrown bushes or trees)?

  • Are bushes, trees and shrubs neatly pruned?

  • Is it time to power wash the siding?

  • Is touch up paint needed?

  • Is the front door in good shape?

  • Are plants neatly pruned?

  • Is the bed free and clear of weeds?

  • Is the bed properly mulched?

  • Are flowers in bloom?

  • Is the lawn free from weeds?

  • Is the lawn free from grass clippings?

  • Is the lawn neatly edged?

"Welcome to your new home!"

Does your home seem to say, "This is Your Next House" to a buyer? Examining your house with a critical eye, we'll recommend changes that improve sales appeal. We'll suggest that you put in storage things that give the look of clutter. Surface areas like tables, desks and counters should be clutter-free. Knickknacks, souvenirs, family photos, and refrigerator artwork should get moved out of sight. You need to give mass appeal to the home so buyers can picture it as their new home.

We know exactly what a room's best features are and how to show them off. We'll note the pieces of furniture that should be put in storage, rooms that need new paint, rugs needing to be changed, fixtures that could use shining, and any other improvement that can inexpensively be made to positively influence the sale.

Buyers expect a residence that seems comfortable. Anything that could be "loud" should get moved out in order for your home to achieve mass appeal during any visit.

Welcome Home Checklist:

Remove all clutter from the house

  • Are countertops free and clear?

  • Have you removed unnecessary furniture throughout the house?

  • Remove the art gallery and coupon collection from the refrigerator.

Check the bathrooms

  • Are the surfaces clean and clear?

  • Are shower curtains and doors hung properly?

  • Is the flooring clean and fresh?

  • Are towels neatly hung?

Check the walls

  • Is paint and wallpaper fresh and clean?

  • Are the walls free from holes?

  • Are there any colors or objects on the walls that need to be removed?

Check the floors

  • Is the carpet clean and free from stains?

  • Are hard surface floors clean and free from stains?

Check windows and window coverings

  • Are all the windows clean?

  • Are draperies and blinds clean?

Pet check

  • Are there any signs that this is a pet's home? Be sure to clean and remove kitty litter, pet toys and bedding.

How's the aroma?

  • Try to air out the home prior to showings.

  • If air freshener is necessary, use well before showings as a consideration to those with allergies.

Set the mood prior to showings

  • Open draperies and blinds.

  • Turn on the radio to a classical music station, set the volume on low.

  • If you have time, cook a batch of cookies to have the warm, welcoming aroma permeating the home.

Setting the Stage

During your Open House, we're doing well if we're engaging the buyer's senses. Brightening up your interior is critical, so we'll do things like draw back curtains and reduce shadows where needed to show off your house. Together we'll enhance the mood of the house with enjoyable music to listen to while guests take a walk-through of your home and ensure a pleasant scent circulates from every area. We'll incorporate cozy-looking throws, and pillows on your couch and bedding. We want buyers to feel like your current home has the potential to be. Using our home staging pointers will get your Knoxville-Area home sold faster. Smoky Mountain Realty can help you design an inviting atmosphere that makes buyers to want to stay — permanently.
